ITZA Calculator
In connection with the rental valuation of shop premises, ITZA is a surveyor-abbreviation meaning “area in terms of Zone A”. If you do not understand the concept of zoning, then please click for an explanation. Any information you enter under Floor and Description is entirely up to you. The only columns involved in the calculation are Area (red) and R (green). Column R is the relativity for each zone Area. Entries in columns Area and R must be numbers only, no words. - In the first row:
Under Floor, enter Ground (or G for short)
Under Description, enter Zone A (or A for short)
Under Area, enter 400.
Under R, enter 1
result ITZA = 400 (400 divided by 1) - If you already know the ITZA, enter it under Area and R, and enter 1. The ITZA result will be the same. You can enter the Zone A £ value for the annual rent and monthly equivalent.
- In the second row, repeat as for the first row, except:
Under Description, enter Zone B (or B for short)
Under Area, enter 500
Under R, enter 2
result ITZA = 250 (250 divided by 2) - If part of a zone has different relativity, enter each area within that zone on a separate line. For example, on one line Zone B, Area 300, R 2. On the following line, Zone B, Area 200, R 3. (Result: Total ITZA 216.67)
- In the third row,
Under Floor, enter First
Under Description, enter Ancillary
Under Area, enter 300
Under R, enter 10

- ITZA Calculator isn’t only for zoning. When you are valuing overall, enter the area, and under R enter 1. The result in ITZA will be the same area as you entered under Area. On the next line, and so on, repeat for each area and multiply the total area by a £ value.
- Different makes and models of electronic calculators can produce different results that might not be apparent when the result is rounded. The computer code for ITZA Calculator works with approximately 24 digits to the right of the decimal point, so there is a tendency for number rounding to go askew occasionally. ML Converter
To use ML Converter, enter a dimension, imperial or metric, to convert, and vice versa; an area in sqft or convert it to sqm; or an area in sqm to convert to sqft. The same for converting £psf to £psm and vice versa. Please note: when entering feet and inches, the inches must be entered as decimals, as follows: 1 inch = 0.08 ; 2 inches = 0.16 ; 3 inches = 0.25 ; 4 inches = 0.32 ; 5 inches = 0.40 ; 6 inches = 0.50 ; 7 inches = 0.56 ; 8 inches = 0.64 ; 9 inches = 0.75 ; 10 inches = 0.80 ; 11 inches = 0.88
For conversion sqm to sqft, or sqft to sqm, the sqft or sqm is divided or multiplied by 10.763910417 respectively for the £psf and £psm, divided or multiplied by 10.76471 respectively.
